Most active housing markets in 2017

  • The Land Registry has registered almost 72,000 residential transactions so far this year across England. This is 0.4% of all English private housing stock. But, where has seen the greatest levels of activity?
  • The most active housing market in the year to date has been Ramsgate, a seaside town in Kent. Indeed, the six most active housing market areas so far this year have been coastal towns across the south of England. Is it possible that investors are turning to holiday homes rather than traditional buy to let properties to increase their returns?
  • While investors of private rented properties will face an increased tax bill from this month as mortgage interest tax relief begins to be phased out, landlords of furnished holiday lets will not be affected. Meanwhile, owners of waterfront properties will be encouraged by Research from Dataloft that showed that properties within 150m of the sea can command premiums of around 44%.
  • In a further boost to those looking to buy in coastal areas, Communities Secretary Sajid Javid has just announced a £40m investment in Britain’s seaside towns to boost economic growth. In an aside, prime central London hit the headlines last year as transactions levels have plummeted. But, in a change in fortunes, Belgravia comes tenth in our list of most active housing markets across England this year.
