STEP 1 Property valuation

Start with knowing how much your property is worth. Book an in-home, expert valuation and our local estate agent will visit in person to make sure we sell your home at the right price.

STEP 2 Understand the market

We’ll tell you about the current local property market, house price trends and how we propose to market and sell your home. That will all depend on your situation and your needs. We take time to listen.

STEP 3 Marketing appointment

Your property photographs, videos, floorplans and virtual tours are captured in an optimum way, and all included in our fee. No extras. During this appointment we’ll also take time to run through and explain the legal

STEP 4 Pre-launch

We’ll launch a teaser video about your property on social media and contact our database of qualified buyers, whilst we are getting all your property marketing ready. This can often lead to a quicker sale!

STEP 5 Go live!

Your property will be advertised as For Sale on our own website, Rightmove, Zoopla and on social media. We’ll host an Open House block viewing event to launch the property. This can often lead to competitive bidding, meaning the best possible sale price achieved.

STEP 6 Offers & negotiations

Buyers are qualified as we carry out ID checks and check deposits, proof of mortgage or mortgage offers if applicable. At Lancastrian Estate we have dedicated staff members to look after all sales negotiations and offers.

STEP 7 Sales progression & completion

You’ll have a dedicated person assigned to make sure your property sales moves forward, liaising with all parties including solicitors, monitoring the property chain and seeing your sale through to completion. Contracts will be exchanged, followed by an agreed Completion Day. Congratulations!
