If you’re thinking about selling a home in Lancaster, Morecambe, Heysham, Carnforth or the wider LA postcode area, you’ve probably noticed mixed messages about the housing market. To cut through the noise, we analysed every property listed locally in 2025 and 2026 and tracked which of those homes went on to be marked Sold Subject to Contract (SSTC) or Under Offer within the same year.

This shows real buyer commitment, not asking prices or legal completions.

What types of homes are performing best in 2026?

Traditional family homes (terraced and semi-detached) still perform best in 2026, but only around one in five go under offer. Bungalows lag at under 12% and detached homes and flats languish in the low tens of percent. For context, in 2025 almost half of semi-detached, terraced, and bungalow homes went Under Offer, showing how demand has cooled significantly.

How many bedrooms sell best?

2 and 3-bed properties account for the lion’s share of local instructions. In 2025, almost half of those homes went Under Offer within the year; in 2026 that proportion more than halves, to around 18% for 2-beds and 16% for 3-beds. Other bands also cool dramatically: 1-bed to 11.5%, and 5+ beds to a single-digit 8.3%. The drop in conversion is accompanied by a speed-up in the deal pace: average days to offer falls into the teens or twenties this year.

Which price ranges are attracting buyers?

Mid-range homes (£150k–£250k) remain the strongest performers in 2026 at around 20% conversion, while the budget band (<£150k) holds at about 17%. The £250k–£350k cohort sits in the middle at 16%. By contrast, the mid-upper (£350k–£500k) and premium (£500k+) ranges plunge into the single digits: 7.7% and 8% respectively, indicating that the top end of the market is particularly selective this year.

What this tells us about the 2026 market

Buyer demand still exists, but fewer listings are converting than in 2025. Homes that do sell often go Under Offer quickly. Mid-priced, mid-sized family homes perform best, while larger, higher-value homes are more exposed. Pricing accuracy, property type and local demand matter more than ever.
