Most renters want the referencing completed ASAP, so they have the reassurance of knowing that they are moving to their new home. The timescales can vary massively on referencing and it comes down to mainly one thing… Are you prepared for them?

When you apply for a property to rent, you will be required to provide the following information.

·         Credit Check – This will be carried out automatically once you sign up. If you have anything detrimental on your credit file, then you need to make the agent or landlord aware of this BEFORE you apply.

·         Identification Check – Two forms of identification will need to be submitted. One to confirm your Identity (i.e. Passport) and the other to confirm your residency (i.e. Council Tax Bill or Bank Statement). When thinking of applying for a rental property, make sure you know where these are and have them to hand.

·         Income Check – Is the monthly rent affordable? You will have to prove that it is.

o   Are you employed? We will need the name and email address of your manager or HR department. The email HAS TO BE a company email, i.e. This email address is being protected from spambots. You need JavaScript enabled to view it.. It CAN NOT be This email address is being protected from spambots. You need JavaScript enabled to view it. for example. Tell your employer IN ADVANCE to expect the request to confirm your job information. IF they do not answer the request then you can upload your last 3 months payslips (or 12 weeks if paid weekly), so find these in advance too.

o   If it is pensions or savings, you will need to produce documents to confirm the income or savings balance.

o   Benefits? No problem, we will need your latest award letter.

·         Residential Check – Own a home or live with your parents? This one is easy… your ID will sort it. In rented accommodation already however, then your agent or landlord will need to provide a reference. Contact names and email addresses are required. Speak to your agent or landlord in advance so that they can action the reference request immediately.

Being unprepared can mean that referencing can take days, if not weeks, to complete.  This can be reduced to hours if you are fully prepared.

In light of the current uncertainty we face to our daily lives with the outbreak of the coronavirus (COVID-19), we want to update you, our clients, on what Lancastrian Estates can do to help.

We are currently operating at ‘business as usual’ for our vendors, buyers, landlords and tenants, or as close to that as possible.

Our local property experts are equipped with disposable gloves and hand sanitizer to help protect clients in homes. We are also advising that any contractors visiting tenants for maintenance issues do the same. This will hopefully allow us to continue showing clients round properties as people do still need to move.

As part of the package we offer to vendors and landlords are 360° virtual tours. These have put us in an excellent position to offer any potential buyer or tenant the ability to ‘look round’ properties remotely, 24 hours a day, 7 days a week.

We are currently looking to roll this out to all our client’s properties over the next week or so. The virtual tour system allows us to talk to you whilst taking control of the tour, showing you around almost as if you were there in person.

Viewings will continue as normal in the meantime until we receive further guidance from the government.

Howard

Howard is really excited to be embarking on this new journey, and with over 22 years under his belt of local estate agency experience, we (and you!) couldn’t be in safer hands.  He’s worked in corporate and independent agencies, covering rural and urban areas, all across the North West, and has managed agencies in Preston, South Ribble, Liverpool, Blackpool and Bolton.

Away from the office, Howard is a devoted family man, who loves nothing more than spending time with his wife and son.  He loves his sport too and manages a local youth football team and gets involved in various charity and fundraising events whenever he can.

John

Like Howard, John too is raring to go on this new adventure, returning to the estate agency arena where he has over 34 years experience.  John’s career began in the mid 80’s with Johnson Kelly and Nationwide; and he held senior management positions in Bairstow Eves and Entwistle Green.  A prominent property professional, John is well connected in the North West business community.

John is a keen supporter of Preston Grasshoppers, and enjoys wine tasting in the Languedoc region of France.

With the FIFA World Cup kicking off today, we have been reflecting on the last time that England was victorious and how much the housing market has changed since then.

When England last won the championship in 1966, the average price of a home was just £3,558. More than half a century later, average prices have increased by a massive 5853% to almost £212,000. Back then, just over half of homes (51%) were owner occupied. Now the proportion of households living in their own home has increased to 63% (although it did peak at 70% in the early 2000s).

The proportion of households renting privately is at the same level as it was, at 20%. However, this masks the massive change in private renting in the intervening years, having dropped to less than 10% in the early 90s.

Finally, there have been many changes to the fabric of our housing stock. Since Bobby Moore lifted the World Cup, more than 6.5 million new private homes have been built across England.
