So, what about selling? Well between 1st June and 30th November in the LA1, LA2, LA3 & LA4 post code areas there has been 40% more houses sold than the same period in 2019. 40%! Here are the figures to show you just how many sales that is.
That is 1,095 properties marked as sold in 2019 and 1,539 properties sold during the same period in 2020.
We also operate in the Preston and South Ribble area – PR1, PR4 and PR5 – and I can tell you that the picture looks the same there.
For Preston and South Ribble, it was 1,040 in 2019 and 1,424 in 2020. That is a 37% rise in sold properties too!
What does all this mean? Well, it means that if you have a property to sell or to let now is the time to do it. The demand has been so high for the latter part of the year that we are not sure when, or whether, things will wind down for Christmas. The massive uptake in virtual tours during COVID means that any potential buyer or tenant can view a property any time of the day or night, and because of this the day does not matter. It would not surprise me at all given the unpredictable year we have had, that online viewings are taken place on Christmas Day.
I could be completely wrong with that, but why would someone not look at a property if they have a free moment on Christmas Day? It means that if you are selling or letting a property and you have not got a virtual tour available on your property, that is accessible any time of day, then you could be missing out on a buyer or tenant. Please discuss these with your estate agent to make sure that you do not miss out, whether it be Christmas Day or any day at all.
We are out of the national lockdown now and back into the tier systems again, with many areas in the north-west being in tier 3, for now at least anyway. I wish everyone the very best Christmas and hope that we can all enjoy it with our nearest and dearest whilst keeping them safe.
